Jalandhar’s residential real-estate market has seen a growing number of large housing projects, with buyers weighing location, apartment size, open space, amenities, security and a developer’s delivery record. Among the newer projects in the city is Jalandhar Heights IV, developed by AGI Infra Limited.
According to the company’s investor presentation, Jalandhar Heights IV is planned across 18 acres with around 1,100 apartments and approximately 30 lakh sq ft of saleable area. The developer’s current project page describes the site as spread across 19 acres, indicating a difference between the two company sources.
The project offers 3 BHK, 4 BHK, 4+1 BHK and 5+1 BHK residences, according to AGI Infra’s project information. The developer’s promotional material also describes premium apartments and duplex units, though detailed carpet or saleable-area figures should be checked against the project’s RERA documents and final brochure.
AGI Infra’s current project page claims 82% open landscaped area. The listed facilities include landscaped gardens, walking trails, children’s play zones, a clubhouse, swimming pool, gymnasium and courts for basketball, tennis and badminton. The company also lists two-level basement parking, visitor parking, power backup and multi-tier security among the project features.
The project is registered under RERA number PBRERA-LDH45-PR0826, according to the developer’s project page. Prospective buyers should independently verify approved layout plans, possession timelines, maintenance charges, legal clearances and the final list of amenities before making a purchase decision.
Apart from Jalandhar, AGI Infra also has a presence in Ludhiana and is expanding into New Chandigarh. In Ludhiana, the company’s portfolio includes AGI Sky Villas, a RERA-approved residential project on Pakhowal Road offering 4 BHK, 5 BHK and penthouse apartments. In New Chandigarh, AGI Infra has received GMADA approval for its maiden project, Utopia by AGI, spread over 10.26 acres with 661 planned 3 BHK, 4 BHK and 5 BHK flats and about 31.94 lakh sq ft of saleable area. The company’s land holdings and project pipeline therefore span Jalandhar, Ludhiana and New Chandigarh, marking a gradual expansion beyond its core Jalandhar market.
AGI Infra’s managing director, Sukhdev Singh Khinda, has around 25 years of experience in construction, according to the company’s investor presentation. The company says it has developed residential and commercial projects in Punjab, including earlier phases of Jalandhar Heights.
The company states that it has received industry recognition, including inclusion in Forbes Asia’s Best Under a Billion list and the Atal Achievement Award 2023. These are company-published achievements and should be presented as such rather than as independent measures of project quality.
There is no independent city-wide ranking that establishes Jalandhar Heights IV as the “best” housing project in Jalandhar. Its scale, planned apartment mix, open-space claim, amenities and the developer’s prior presence in the city are the main factors drawing attention to the project.
