Jalandhar rolls out simplified property registration system; Here’s how you can apply

From today, the Punjab government has introduced the long-awaited "Easy Registration" system in Jalandhar, making property registration easy, quick, and transparent. The new system is completely digital, with an objective to reduce delays, root out corruption, and provide fairness to all citizens.

How does the easy registration system work

The new system has two hassle-free options for applicants:

1. Normal Deed (Traditional method)

  • People can still use the previous method, now referred to as the 'Normal Deed'.
  • A deed writer (Wasika Navis) drafts your documents and, after going through the required processes, submits them for registration as usual.

2. My-Deed (Do-It-yourself digital method)

  • Residents are now able to draft their own property documents at home using the new online portal.
  • Choose the 'My-Deed' option in the software.
  • Complete all the details needed for the seller, buyer, witnesses, and property location in a step-by-step manner.
  • The system takes the users through each step, ensuring that all details are entered into the correct columns.
  • The draft deed is created immediately upon submission. This draft can be viewed and amended by both parties prior to the final submission.
  • The draft deed is forwarded to the Sub-Registrar, who needs to vet and approve it within 48 hours. If nothing is done within this time, it gets automatically approved.

  • Integration with WhatsApp

Applicants need to give their WhatsApp number to get updates in real time at each level. Once the document is approved, the link to schedule an appointment at the Sub-Registrar office is sent.

  • Single visit guarantee 

Everything except the biometric/photo verification at the end can be done online. The applicant visits the Sub-Registrar office once, saving them/her multiple visits and excuses for procrastination.

  • Transparent fees

Government-certified service providers (retired Patwaris, attorneys) will help applicants for a set fee of ₹500 (along with ₹50 towards printing), with no chances of overcharging or scope for bribery.

  • Online payments

All charges, such as stamp duty and registration fees, are paid online via a consolidated payment gateway—no need to go to banks or deal with cash.

  • District-wide convenience

Registration can now be completed in any Sub-Registrar office within the district, not only at the location of the property, bringing in greater flexibility and convenience.

What to expect?

  • Online approval leads applicants to make an appointment and go to the Sub-Registrar's office only once for conclusive verification.
  • In case officials fail to act within 48 hours of the application, the application is deemed approved.
  • The whole process is kept under watch for accountability, and stringent action shall be taken against any official responsible for unwarranted delay.
